New Construction in Citrus Springs, FL

Our first project comes from Cory, a repeat ABL borrower and builder since 2003. It’s a 3 bedroom, 2 bath home located in Citrus Springs, Florida with more than 2,000 sq ft of living space. The home boasts an expansive floor plan with an open living room, dining room, and kitchen, and a welcoming and inviting covered entry at the front of the house. This beautiful home was pre-sold, taking advantage of the hot seller’s market that Florida is still experiencing. Our next project comes from Sarah, who was a first-time ABL borrower when this deal occurred and has since returned for multiple deals! She’s a passionate real estate investor who loves what she does. This was one of her larger homes to date, a 3,661 square foot single-family home set on 5 acres of land in Newton, New Hampshire. This 4 bedroom, 3.5-bath home boasts an attached deck, in-ground pool, and new beautiful kitchens & bathrooms thanks to Sarah and her team. New Construction in Riverhead, NY

Our next project comes from Van, a first-time ABL borrower and builder with 30 years of experience. This was his first time being the principal owner of a real estate investment, and ABL guided him through the hard money loan process for this new construction project in Riverhead, New York. Van focuses on building affordable housing for the communities he invests in, and this specific build was his proof of concept for building affordable housing along the eastern part of Long Island. He kept the layout simple with a classic box-shape design so it can be easily replicated in the future. This 3-bedroom, 2-bathroom home measured at 2,126 square feet is highlighted by laminate floors, nine-foot-high ceilings, hollow core doors, and egress windows to allow for more natural light. Our next project comes from Dan, a repeat ABL borrower and builder with 5 years of experience. As a previous user of ABL hard money loans, Dan knew that we could help finance the construction of this exquisite single family home in Bowie, Maryland. This new construction investment features 5-bedrooms, 3.5-bathrooms and is measured at 2,368 square feet. The home is highlighted by cottage trim molding, hollow core doors, gas fireplace, and includes a finished basement with its own bedroom, bathroom, and rec room. Our next project comes from Fawzi, a first-time ABL borrower as of this loan and a highly experienced real estate investor. With a wealth of flips under his belt, Fawzi came in with a strategy to maximize the value of the home by extending the property horizontally while providing impactful renovations in the kitchen, bathrooms, and basement. This Haworth, New Jersey fix and flip is a 5-bedroom, 3.5-bathroom that was expanded to 3,700 square feet. This rehab investment included adding two new HVAC systems, updating the kitchen with quartz countertops and white shaker cabinets, and installing unique tiling in each bathroom along with a shower and separate soaker tub in the master bath. Our final project comes from VJ, a part-time real estate investor who has previous investor experience but never as the principal investor. Hard money lenders would consider him a first-time investor, but ABL works with first time investors and we understood that VJ had a solid plan with the knowledge to execute this Boynton Beach fix and flip! The property is a 2-bedroom, 2-bathroom measured at 1,428 square feet that received a cosmetic renovation with a focus on the kitchen and bathroom upgrades. These value-add upgrades included quartz countertops and new stainless steel appliances in the kitchen along with a full remodel of the bathrooms. Other updates included new windows, LVP flooring, and improvements to the electrical & plumbing so that this beautiful house can function as best as possible! VOTE →
