Key Takeaways

  • Accessory Dwelling Units (ADUs) are seen as a massively underutilized opportunity in the market.
  • An ADU is a separate living space added to an existing investment property that works as an independent residence from the primary home.
  • Local and statewide zoning regulations before taking on your project, but currently 1 in 5 U.S. homeowners are eligible to build an ADU on their lot.
  • According to The Dwelling Index, average rental income for an ADU in the U.S. ranges from $1,000-$3,000 per month.
  • Partnering with ABL allows investors to move between the phases of building, stabilizing, and refinancing all under one lender relationship.

For many investors, the highest-return deal isn’t a new acquisition; it’s maximizing an existing asset. When it comes to Accessory Dwelling Units (ADUs), experts see these as a massively underutilized opportunity in the market. ADUs create an immediate cash flow expansion, offering a second source of monthly rental income on a single property.

When it comes to real estate, Asset Based Lending offers a variety of loan options for ADUs to help investors scale their portfolio and grow their capital. And we know better than most just how fast our investors need to be moving in today’s market. It takes informed decisions and a streamlined loan process for investors to optimize cash flow and take advantage of every opportunity.

What is an ADU?

An Accessory Dwelling Unit (ADU) is a smaller, separate living space added to an existing investment property. The ADU works as an independent residence from the primary home, allowing the ADU residents to live completely separately from the main property’s household. This means that an ADU is also required to have its own entrance, kitchen, bathroom, and sleeping area.

ADUs can be built in a variety of locations on the property. It could be its own building in the backyard, like a cottage, or it could be attached to the main home. Other examples include a garage or basement unit; while still attached, these options still offer their own separate entrance.

Most notably for our experienced investors: Accessory Dwelling Units represent one of the most scalable income opportunities. By turning one property into two income streams, investors can use ADUs to double their property income without having to buy another asset.

How Do I Know if My Property is Eligible for an ADU?

When considering adding an ADU to your rental property, it’s important to note both local and statewide zoning regulations before taking on your project. Whether or not an ADU can be built is determined by local zoning and municipal rules, not the lender. Restrictions are more prominent for detached ADUs than ones that are attached to the primary property. However, recent zoning flexibility in many markets has significantly expanded eligibility.

Most investors are actually surprised to learn that many properties already qualify for an ADU. In fact, 1 in 5 U.S. homeowners are now eligible to build an ADU on their lot. And you don’t need to be a developer or buy a new property to receive eligibility.

You may already be eligible for an ADU if:

  • You own an investment property that is not occupied by an owner.
  • Your local zoning allows for an ADU.
  • The unit is legally permitted or permit-ready.
  • Your property doesn’t already have an ADU.
  • Your property is a 1-4 unit residential property.

Unlike many other lenders, Asset Based Lending actually does offer funding for building an ADU. Whether you’re doing new construction for an ADU on the existing property or making it a part of a renovation project, we’ve got you covered. Under Asset Based Lending guidelines, we also offer long-term DSCR loan options for ADUs, so long as the property remains non-owner-occupied. While tenant-occupied or vacant statuses are acceptable, no borrower or related party may occupy the property. If the ADU is still under construction or not yet rented, the ABL underwriting team will simply require a Letter of Explanation (LOX) for confirmation.

How Do I Profit from an ADU with Asset Based Lending

Asset Based Lending makes it easier than ever for experienced investors to add an ADU to their property. According to The Dwelling Index, average rental income for an ADU in the U.S. ranges from $1,000-$3,000 per month in gross long-term rent, in addition to the rental income from the primary residence. Given the right tools, investors can see a significant increase in monthly cash flow.

For experienced investors looking to get started, here are the steps to take when partnering with ABL:

  • Finance your ADU construction with a rehab/bridge loan structure.
  • Optional: Investors with 5 or more loans should consider reducing their upfront payout with Interest Reserves.
  • Once the property is producing income, refinance into a DSCR loan.
  • Generate dual income from a single property by renting out both the primary unit and the ADU.

Partnering with ABL allows investors to move between the phases of building, stabilizing, and refinancing all under one lender relationship. This means investors can keep their process streamlined and their loans organized, all while giving them the freedom to move as fast as possible on any opportunity.
