Smart Investors know how to close out the year. Are you ready for 2027?

Your investor checklist could make or break your end-of-the-year strategy. As we get closer to Q4 and closer to the end of the year, it’s important to stay prepared to avoid common stress factors and pitfalls. It’s common to get caught up in the seasonal lull and the pressure that comes with closing before the holidays–not to mention getting end-of-the-year taxes in order. But if you’re looking to stress less this season, ABL’s got you covered. Read our Essential Q4 Investor Checklist now to make sure you don’t let any details fall through the cracks.

An Investor’s Checklist for Success in Q4

Review Your Portfolio

The final quarter means that it’s time to take a hard look at your portfolio. Now is the opportune time to find missed income, fix underperformers, and decide where your capital should go next year. When reviewing your portfolio, make sure you check off all the following.

  • Build a current rent roll listing each unit’s tenant, rent, lease dates, last increase, concessions, and any delinquency.
  • Pull comparable listings and recent leases for similar units, being sure to note days on market and concessions as well as asking rents.
  • Note your “loss to lease” by subtracting the current rent from market rent for each unit.
  • Review extras like pet rent, parking, utility billbacks, and fees.
  • Run the numbers on any property that’s been a drag on cash flow all year.
  • Identify which properties you’d sell, hold, or refinance if you had to decide today.

Check Your Financing

A deal that’s under contract still needs financing that holds up through closing. Locking in your rate and confirming your timeline protects you from delays and rate swings. When working with a lender to lock in your financing, it’s important to consider the following.

  • Work backward from your target closing date. Ask the lender how many days they need and set your contract deadlines accordingly.
  • Ask about rate lock options, including the length of the lock, its cost, and the fee to extend it if closing slips.
  • Order the appraisal, inspection, and title work as early as possible, since they’re common causes of delay.
  • Stay in regular contact with your lender and respond quickly to document requests.

If your properties have gained value or your loan balances have dropped, a cash-out refinance can turn that equity into capital for your next deal. Whether it makes sense depends on the math, especially at today’s rates.

Handle Your Tax Strategy

Depreciation is one of the biggest tax tools real estate investors have. For 2026, 100% bonus depreciation is in place, so the timing of your purchases and improvements matters even more. Getting a rough estimate of this year’s taxable income now gives you the time to still be able to act on it before the end of the year. Make sure to check off the following when getting your tax strategy in order.

  • If you’re mid-1031 exchange (or thinking about one), confirm your 45-day ID deadline.
  • Keep in mind that 1031 exchange deadlines are strict and generally don’t extend for weekends or holidays, making them easier to miss.
  • Ask your CPA which properties acquired or improved this year may qualify for bonus depreciation, and whether or not a bonus cost segregation study makes sense.
  • If you’re planning purchases or improvements, you should confirm whether they need to be placed in service by December 31st to count for 2026.
  • Review each property’s depreciation schedule for errors or missing items.
  • Check whether your estimated tax payments are on track. The fourth installment is due January 15th, 2027.

Set Yourself Up for Success Next Year

The investors who move the fastest in Q1 usually did their planning in Q4. Setting goals, defining what you’re looking for, and lining up financing now means you can get ahead of the competition for next year. Setting a target number of acquisitions or dispositions gives you a defined number that you can measure and work backward from.

  • Start from your goal, whether that’s cash flow, equity growth, or simplifying your portfolio, then translate it into a number of properties bought or sold.
  • Work backward from the target. If you want two acquisitions, estimate how many offers and how many deals analyzed it will take to get there.
  • Estimate the capital required for each deal, including down payment, closing costs, repairs, and reserves.
  • Use your sell, hold, or refinance review to identify any dispositions that would free up equity.
  • Build your buy box by defining your target markets, and be specific about cities, neighborhoods, or submarkets.
  • Break the annual target into quarterly milestones so you can see early whether you’re on pace.
  • Line up your lender relationship now, so financing isn’t the bottleneck in January.

Get Pre-Approved Before the End of the Year

Getting pre-approved now means getting your deal in the pipeline before year-end lending volume slows. Pre-approval also lets you move quickly when the right deal appears, and it shows sellers that you’re a serious buyer.

  • Gather your documents: tax returns, bank and brokerage statements, a current schedule of real estate owned, and rent rolls or leases for your existing properties.
  • Compare conventional, DSCR, portfolio, and hard money options, since each one prices and underwrites differently.
  • Ask your lender for a written pre-approval, along with their estimated timeline from contract to close.
  • Check your credit and clean up any errors or high balances before a lender pulls your report.
