Investing in Atlanta real estate can be lucrative. It’s the capital and most populous city in Georgia, not to mention the ninth largest metro in the U.S. with nearly 6 million residents.

Atlanta Housing Market Snapshot

In February 2025, homes in the Atlanta-Sandy Springs-Roswell metro area had a median listing price of $398,894. That’s 2.69% lower than the same time last year and 3.18% lower than the national median ($412,000).

Meanwhile, the number of homes for sale is rising. In February 2025, Atlanta had 21,866 active listings, up 41% from the same time last year.

  • Population growth: Between April 2023 and April 2024, the Atlanta region added 62,700 residents. That’s a 1.22% year-over-year jump, which raises housing demand and puts upward pressure on home values.
  • Strong economy: In December 2024, Atlanta had a relatively low unemployment rate of 3.3%, compared to the national 4.1% rate. Meanwhile, the city’s top industries include tech, manufacturing, and healthcare, and it’s home to 31 Fortune 500/1000 companies and 200+ Inc. 5000 companies, including Coca-Cola, Delta Airlines, and Home Depot.
  • Transportation hub: Atlanta is home to the world’s busiest international airport (Hartsfield–Jackson Atlanta International Airport) and is where three major interstate highways and two major railroad networks converge, making it an important transportation hub. Plus, the city has plans to expand its transportation network.
  • Educational opportunities: Atlanta attracts thousands of students each year with its renowned universities, including the Georgia Institute of Technology and Georgia State University. In the fall of 2024, the latter enrolled a record 52,400 students, making Atlanta a great market for student housing investments.
  • Sports attractions: Atlanta is home to five major sports teams, including the Atlanta United FC (MLS), Braves (MLB), Dream (WNBA), Falcons (NFL), and Hawks (NBA). Midtown Atlanta

Located near the heart of the city, Midtown Atlanta has a median home price of $400,000, though this includes apartments. Roughly half the area is zoned for commercial buildings, while the other half is dedicated to residential homes. Residents are close to downtown, the Georgia Institute of Technology, and the Atlanta Botanical Garden.


Pine Hills

Pine Hills is a residential neighborhood in northwestern Atlanta. It includes many townhomes and apartments, though some areas also have upscale single-family homes. Between the different property types, the median home price is $300,000.


Old Fourth Ward

Located in central Atlanta, Old Fourth Ward has a median home price of $375,000 and above-average high school ratings. It’s also home to the city’s Central Park, a 17-acre recreational facility with athletic fields, a playground, and a recreational center.


Peachtree Heights West

Peachtree Heights West is a residential neighborhood with a median home price of $365,000. It includes single-family homes, condos, and apartments, and has many hotel and dining options nearby.


Grove Park

Grove Park consists of mostly single-family homes at a relatively affordable median price of $332,000. It also offers multiple parks, a reservoir, and middle and elementary schools. Plus, there is room for development, which could lead to future growth.


East Atlanta

East Atlanta is a popular neighborhood in Atlanta with a median home price of $555,000. With close access to Interstate 20, residents can easily commute to other parts of Atlanta or other nearby cities.


Peachtree Hills

Located in northern Atlanta, Peachtree Hills is a nice residential neighborhood with a median home price of $272,000. It also has a large retirement community called Peachtree Hills Place, a park, and many dining options nearby.
